Repair Estimate

You can negotiate with the seller that they have repairs made. Typically by contractors that they choose and you have your inspector re-inspect the property to verify the repairs have been made. You can re-negotiate the sales price of the home and have the repairs made by contractors that you choose.
Mold

Mold and/or mold spores are present in every home. The mold type, quantity (spore count), and environment determines how to deal with it. The only way to determine the type of mold that is present in your home is to have it tested. Not all molds are the same. Some molds produce harmful mycotoxins and most molds give allergic reactions.
Limitations

A general home inspection is a visual inspection for system and major accessible component defects and safety issues. The inspection is not technically exhaustive. A "general home inspection" and a "home inspection" are the same thing. As held by the Supreme Court of South Carolina in Gladden v. Boykin, 402 S.C.140, (2013): It is understood and agreed that should inspector be found liable for any loss or damages resulting from a failure to perform any of its obligations pursuant to any aspect of the inspection or this agreement, including but not limited to negligence, breach of contract or otherwise, the liability of the inspector and/or agents or employees shall be limited to a sum equal to the amount of the fee paid by the Client for this inspection report.
